房仲公司找我們一起蓋房子

最近我家隔壁被某房屋仲介公司買下來，

他們約我們一起蓋房子(約25年的老舊獨棟房子，20坪左右)，

隔壁大約有30坪，總共要蓋六樓。

那家公司提出的條件是我們可以分1.5間，不用出錢蓋房。

如果想買，可以按實價登錄一坪40萬跟他們購買。

我個人是覺得很不合理

1. 1F可以當店面的他們要去，我們只能乾瞪眼。
2. 蓋房的錢有那麼多嗎??(請高手指點一下)
我們也可以出蓋房錢，只希望可以多要幾間。

請各位先進提供一些看法，如果我要談判我應該如何談??
